PBooksPro is now BuilderOnesame company, same team, a much bigger product. What this means

BuilderOne

BuilderOne in Pakistan

One ERP for the way property is built, sold and let in Pakistan

BuilderOne is real estate ERP software made in Islamabad for developers, builders, contractors and property managers in Pakistan — with PKR as the functional currency, Pakistani tax jurisdictions and statutory payroll rules in the configuration, and every module posting into one general ledger. This page is what that means in practice.

Who it is for

The businesses this was built around

BuilderOne began as PBooksPro, property and construction accounting software built in Islamabad. It grew into an ERP because the businesses using it do not stop at the accounts.

Developers and builders

Housing schemes, apartment projects and commercial developments sold on instalment plans while construction is still running — where the sales ledger, the contractor bills and the project cost have to agree.

Contractors

Firms that build for others and need progress billing, retention, advances and procurement measured against a budget, with payroll landing on the site that employed the people.

Property managers and owners

Businesses letting residential or commercial property — their own or on owners’ behalf — with recurring rent, deposits, arrears and an owner statement that has to reconcile.

Investor-funded projects

Projects where partners put in capital and expect a position, a share of certified profit and a payout they can trace to the ledger rather than to a promise.

Localised where it matters

Pakistan is a setting the product reads, not a fork

Country is a property of the company, and statutory behaviour switches on it. Pakistan is the first country localised end to end, which is what proves the mechanism works rather than merely exists.

  • PKR as the functional currency. Every company keeps its books in its own functional currency, with exchange rates for the foreign-currency transactions an overseas investor or supplier brings — recorded as such rather than converted by hand.
  • Pakistani tax jurisdictions. Six jurisdictions and country-gated indirect tax are shipped as configuration: the jurisdiction, the categories and the effective-dated rates live in registries the product reads, and a company that has switched tax on without choosing a jurisdiction is told so rather than defaulted.
  • Effective-dated statutory payroll rules. Pakistan’s federal statutory payroll rules are modelled as versions with a draft → approved → retired lifecycle, so a rate change is a new version and a run you posted last year stays correct after this year’s change.
  • Working hours in PKT. Sales, support and engineering are the same team in Islamabad, reachable by email, phone and WhatsApp during monday – friday: 9:00 – 18:00 pkt.

Project Selling in the product

The Project Selling module: collected to date, outstanding and overdue balances, the sales pipeline from reservation through to executed agreement, collections ageing, and a recovery worklist of past-due invoices.
Project Selling — collections, outstanding and overdue balances, the pipeline from reservation to executed agreement, and the recovery worklist. A real BuilderOne screen with demo data.

The work

The workflows Pakistani property businesses actually run

Each of these is a module you can switch on, and each posts into the same general ledger. Follow the link for the full capability list and the screens that exist today.

Project Selling

Selling plots and units on instalments

Unit inventory, reservations, bookings and selling agreements, then the instalment plan invoicing itself and receipts settling against it — with transfers, reallocations and cancellations handled as documents, and a live customer ledger with receivables ageing for recovery.

Property sales and instalment management

Construction

Paying contractors without losing the project cost

Contracts with retention terms and advance recovery, contractor and progress bills certified through approval, the gross cost posted to the project and the retention held as a liability the ledger carries until it is released.

Construction ERP software

Procurement

Buying for the site

Purchase requests, RFQs, purchase orders, goods and service receipts and vendor bills, three-way matched before payment and landing on the project and cost category they were bought for.

Construction procurement software

Rental

Letting property and settling with owners

Buildings and units, tenancy agreements, recurring rent invoicing, security deposits, arrears and an owner account derived from the postings — so the owner statement is a reading of the accounts, not a monthly composition.

Rental and property management software

Accounting

Knowing what each project made

One chart of accounts and a project dimension on every posting, so a project profit and loss and balance sheet come from the same ledger as the company statements and cannot disagree with them.

Real estate accounting software

HR & Payroll

Running payroll for site and office

Employees, attendance and leave, payroll runs with effective-dated statutory rules, payments and postings — with labour cost allocated to the project that employed it.

Construction HR and payroll software

Investor Management

Accounting for the partners who funded the project

Capital investments, project positions, profit distributions from certified project profit, payouts and an investor ledger — each movement a posting rather than a spreadsheet nobody else can open.

Real estate investor management

The team

Made in Islamabad by the people who made PBooksPro

The same company, the same office and the same contact details as before — with a rebuilt and much larger system behind them.
